Vista focuses its retail development activities primarily on upscale, high-end retail shopping centers supported by dense residential populations in above-average demographic areas. Each retail development is uniquely designed to contribute to the surrounding neighborhood environment with careful attention paid to design, construction and curb appeal, all of which is designed to create a positive return on investment for both our clients and tenants.

As of January, 2015, the Company had two mixed-use projects and several retail projects in various stages of development – LaCenterra at Cinco Ranch, The Reserve at the Grand Parkway, University Commons, and Honey Creek Marketplace.

LaCenterra at Cinco Ranch is a high-end mixed-use development, located at the Grand Parkway and Cinco Ranch Boulevard in the greater Katy area which, upon completion of Ph. IV in 2016, will consist of over 300,000 sq. ft. of specialty retail, 200,000 sq. ft. of Class “A” office space, and 300 residential units. Phase I, II, and III of LaCenterra, currently contain 245,000 sq. ft. of specialty retail space and 125,000 sq. ft. of Class “A” office space. Phase IV, the fourth and final phase of LaCenterra, will contain an additional 40,000 sq. ft. of retail space and 75,000 sq. ft. of Class “A” office space. Construction of Ph. IV is expected to begin in late 2015 with completion scheduled for the latter part of 2016.

The Reserve at Grand Parkway, one mile to the north of LaCenterra, is a ninety acre, medically-oriented mixed-use development at the Grand Parkway and Kingsland Boulevard, and will eventually be the home of St. Luke’s Episcopal in Katy.

University Commons will be a 140,000 sq. ft. shopping center located at the intersection of U.S. Highway 59 and University Boulevard in Sugar Land, Texas. Construction is scheduled to begin in the fourth quarter of 2015 with completion estimated late 2016.

Honey Creek Marketplace is a 125,000 sq. ft. shopping center located in Terre Haute, Indiana, anchored by a 62,000 sq. ft. Academy Sports & Outdoors store and a 28,000 sq. ft. Fresh Thyme grocery store. Construction began in April, 2015, with completion of the center scheduled for mid-2016.

As of January, 2015, Vista Management Company’s property management and leasing portfolio consisted of twenty six properties totaling 1,200,000 sq. ft. of retail and office space.
